Listing Your Home for Sale in Denver Colorado

Denver HomeWhat does it take to sell a home in today’s Denver Colorado Real Estate Market? Some simple rules apply and will hold true even if your looking at a Littleton, Conifer, Golden, Evergreen or Lakewood Colorado Homes for Sale. A Denver Colorado Real Estate agent should have the proper tools and resources in place to minimize the stress of selling and maximize the value you receive from the sale of your home.

The first step is to have a good understanding of recent activity in your neighborhood. This should primarily address homes that have sold in the past three to  six months in your area. Your Denver Colorado Real Estate Agent should provide a detailed breakdown of these properties that include photos, square footage, number of bedrooms and bathrooms, lot size, days on the market and more. This is one of the most important steps in determining your homes value. If your not priced right out of the gate this will add to days on the market which could cost you more when potential buyers do submit a purchase contract.

Step two will identify whether this is the optimal time to sell in your area. Upon completion of the Comparative Market Analysis you should have a good understanding on the value of your home and the cost involved to sell. This is usually the point that Denver Colorado Homeowners decide if they want to move forward with the process.

The third step is to have the owner and the Denver Colorado Real Estate Agent walk every square inch of the home inside and out to identify areas of improvement prior to putting a sign in the yard. A good agent will start with the outside and provide recommendations on how to enhance your curb appeal. Then the agent will walk room by room and provide recommendations to optimize the interior of the home. Ask your agent to provide a checklist and recommendations on contractors if needed. Remember, this process is to get your home to a point that it will attract to the general public. We must make sure that the presentation of the home is at a level the will generate the top dollar for your home.

The last step is to understand what marketing techniques will be used to attract buyers to your home. A good Real Estate Agent will know the area and know what works to move a home to the closing table. As I mentioned in several earlier articles the Internet is a key tool in today’s market that must be utilized for you to gain maximum exposure. Make sure your agent has good visibility on the major search engines and understands what buyers are looking for. Other marketing strategies that you should visit are open houses, Virtual Tours, Newspaper and Magazine ads, Personalized Websites and more.

Upon completion of the process you should have a good understanding of how much your home is worth, how long it should take to move, what marketing will be put in place and what it will cost you. Remember, for many people this is one of the biggest decisions that they have to make, if your not sure about something you need to ask for answers.
